Rent is 1/2 of total (1488.53 with annual increase of 3%) + 1/2 of utilities (200ish) so under 1k/month.

I’ve been here a year or so and it has been quiet and comfortable. 

The owner requires a signed sublease. I would like a year commitment at minimum.
